In ANY Market, PRICE Is ALWAYS The Most Important Issue
✔ REALTORS® are NOT responsible for the price, the market
(buyers vs sellers) is. The market does what it wants to do.
REALTORS® are simply messengers of information.
✔ The sooner the REALTOR® sets the price right, the faster it sells
and the happier the sellers are.
✔ Homes should always be priced to sell which gives it an edge in
the marketplace. In the best market, homes don't sell because of
pricing. In the worst market, homes don't sell because of pricing.
✔ REALTORS® should tell the truth no matter how uncomfortable it
is. You don't want a doctor, CPA, accountant, attorney, or
REALTOR® who does not tell the truth!
✔ Any REALTOR® can list a home at market value or above
market value. Only a great REALTOR® can price it properly to
sell.
✔ REALTORS® should contact you promptly regarding local
market pricing changes, so that the listing won't stagnate.
✔ If sellers get a lot of showings but no offers, the home is
overpriced.
✔ If sellers get NO showings, the home is overpriced.
✔ The market changes on a daily basis, just like the stock market.
✔ If a REALTOR® does not tell sellers that their home is
overpriced, it is a form of malpractice PLUS it also is a “code of
ethics” violation!
✔ Great REALTORS® will only tell sellers what they need to hear.
✔ An appraisal may be a great way to determine the listing price.
